Parking in Downtown Brooklyn is hard on the street and easy in a garage. Courthouses, the MetroTech campus, three colleges and the Fulton Mall share a few dozen blocks, and curb space ran out long ago.
About 30 garages sit within a 10-minute walk of Jay St–MetroTech, and the same month of parking can cost $200 or $625. This guide shows which garage and plan fit you, then covers street rules, court dates and Barclays Center. NYC Parkings is run by a small team that works in the New York City parking industry, and for monthly parking we connect drivers with parking partners in the area.

Two things stand out. Schermerhorn Street, two blocks south of the Fulton Mall, holds most of the cheap plans. The MetroTech towers charge for convenience, and their low clearances rule out many SUVs and vans.

Monthly Parking in Downtown Brooklyn (11201)
Monthly parking in Downtown Brooklyn costs between $200 and $625 for a standard car. We counted 30 garages and lots listing monthly plans within about half a mile of Jay St–MetroTech, and the middle price is about $385.
The price you pay depends less on the garage than on the plan. Here is what each plan type costs at its cheapest:
| Plan type | When you can get your car | Cheapest we found | Where |
|---|---|---|---|
| Weekday commuter | Enter 5–10am, leave by 7pm, Monday to Friday | $200 | 225 Schermerhorn St (LAZ) |
| Weekday daytime | 7am–7pm, Monday to Friday | $225 | 75 and 182 Schermerhorn St (Edison ParkFast) |
| “24/7” with limited access | Daily, 6am to midnight | $275 | 169 Tillary St (City Parking) |
| True 24/7 | Any hour, every day | $299 | 255 Schermerhorn St (iPark) |

The “24/7” plan that locks you out at midnight
Several garages sell plans called “24/7 parking” that only let your car in or out from 6am to midnight. Your car can stay overnight, but you cannot drive it away at 1am. We found this at 169 Tillary St, 235 Gold St, 86 Fleet Pl, 172 Johnson St and 89 Prince St.
That works for a resident who parks at night and drives by day. It is a problem for night-shift workers, early airport runs and emergencies. If you need round-the-clock access, ask for “24-hour in-and-out privileges” by name.
What adds to the price
- SUVs and oversize vehicles. Expect $50 to $250 more a month. At 255 Schermerhorn St, a sedan costs $299 and an oversize vehicle $499.
- Electric and exotic cars. Some garages charge a separate rate, from $599 to $775 a month.
- Height limits. Clearances we saw run from 6’4″ to 7’6″. Tall vans and roof boxes may not fit.
- Billing dates. Some garages bill from the 1st of the month and do not prorate. Starting on the 20th can mean paying for a full month.
- Price changes. An online rate often covers the first month only. The garage sets the price after that.
- Parking tax. New York City adds a parking tax to garage bills. Check whether a quote includes it.
How to get the best monthly rate
- Decide when you need the car. A commuter who parks only on weekdays can save $100 or more a month over a 24/7 plan.
- Walk five more minutes. Garages on Schermerhorn Street and near Fort Greene often undercut the MetroTech towers by $100 to $200.
- Get the sedan rate in writing, then confirm your car qualifies.
- Ask about the 1st-of-the-month rule before you choose a start date.

Daily and Hourly Rates
Short stays in Downtown Brooklyn are cheaper than most drivers expect, if you book ahead. Drive-up rates posted at the gate are usually higher than the online price.
| Stay (booked online, weekday) | Typical range | Cheapest garages we found |
|---|---|---|
| 3 hours, morning | $17–$35 | 137 Duffield St ($17), 150 Myrtle Ave and 75 Smith St ($18) |
| Full day, 8am–6pm | $18–$31.50 | 150 Myrtle Ave and 75 Smith St ($18), 2 MetroTech ($19), 92 Livingston St and 75 Schermerhorn St ($20) |
Prices before booking fees, checked for a Thursday in October 2026. One garage listed $53.64 for three hours, so always compare before you pick.
When monthly beats daily
A weekday commuter plan at $200 costs about the same as 10 full days at $20. If you drive in more than two days a week, a monthly plan usually wins. If you drive in once a week, book by the day.
The weekday daytime plans at $225 suit anyone who works regular office hours at MetroTech, the courts or Borough Hall. They also remove the morning hunt for a spot.
Street Parking and Meters in Downtown Brooklyn
Street parking in Downtown Brooklyn exists, but you should not plan around it. Most commercial blocks are metered, many corners are No Standing zones, and a large share of legal spots are taken before you arrive.
What the meters cost
Downtown Brooklyn is in the city’s Zone 1 meter area, the same rate as Downtown Flushing and Jamaica. Since the 2023 rate change, the first hour costs $2.50 and the second hour $5.00, according to NYC DOT and NY1. Most blocks set a time limit, often one or two hours, so a meter rarely works for a full workday.
You can pay at the muni-meter or with the city’s ParkNYC app, which also lets you add time from your phone up to the posted limit.
Is street parking free on Sundays?
Most New York City meters do not run on Sundays. Some commercial blocks post Sunday hours, though, and other signs on the same pole, such as No Standing, still apply. Read every sign on the block before you leave the car.
Why the spots disappear
A big reason is official placards. In 2025, Council Member Lincoln Restler’s office surveyed 60 blocks of Downtown Brooklyn. On an average weekday it counted 457 illegally parked vehicles. About 41% showed official placards and 16% showed fake ones, and only 3% got a ticket. The worst stretches were Adams Street and Tillary Street between Prince and Navy Streets.
In plain terms, the curb near the courts and government buildings fills with cars that are not paying. A visitor circling those blocks at 9am is unlikely to find a legal space.
Residential edges and alternate side parking
The quieter streets toward Brooklyn Heights, Boerum Hill and Fort Greene have more free curb space. Most of those blocks follow alternate side parking for street cleaning, usually once or twice a week. Check our alternate side parking calendar for suspensions before you move the car.
Ticket Traps in Downtown Brooklyn
Four rules catch visitors here again and again. Two of them are enforced by camera, so you will not see an officer.
Ticket trap
The Jay Street busway
Jay Street between Tillary Street and Livingston Street is a busway on weekdays from 7am to 7pm. Private cars may drive on it only for local access, entering from a side street, and cannot use it as a through route. Cameras at both ends catch drivers who do. If your garage is on Jay Street, enter from the nearest cross street.
Bus lane cameras. Red bus lanes run along several Downtown Brooklyn streets, including Livingston Street. Driving or stopping in one during its posted hours can bring a camera ticket. MTA camera fines start at $50 and rise to $250 for repeat violations. Even a quick drop-off in a bus lane counts.
Fire hydrants. Parking within 15 feet of a hydrant costs $115 in New York City, and there is no painted curb to warn you. Our fire hydrant ticket guide explains how to measure the gap.
No Standing zones. Many Downtown Brooklyn corners and court-building frontages are No Standing at all times. You cannot wait there with the engine running, even for a minute.
Overnight Parking in Downtown Brooklyn
You can park overnight in most Downtown Brooklyn garages, but not every plan lets you leave at night. The difference matters more than the price.
- Need the car at any hour? Choose a true 24-hour plan. The cheapest we found was $299 at 255 Schermerhorn St, followed by 75 Schermerhorn St ($300) and 118 Prince St ($350).
- Only park overnight and drive by day? A “6am to midnight” plan can save about $25 to $50 a month. Your car stays safe overnight; you just cannot take it out between midnight and 6am.
- One night only? Booking sites list overnight rates for the area at about $30 to $50. Book before you arrive, because drive-up rates are often higher.
On the street, overnight parking is legal where signs allow it. Check for street cleaning the next morning, and check what time the meter starts charging again.
Parking for Court Dates
If you have a court date or jury duty in Downtown Brooklyn, book a garage and plan to walk a few minutes. The court buildings have no public parking, and the curb around them is the hardest in the neighborhood.
- Kings County Supreme Court, 360 Adams Street. The closest garages sit along Tillary Street, Adams Street and the MetroTech blocks. 169 Tillary St and One MetroTech are a short walk.
- Court buildings on Jay Street (320 Jay St and nearby). One MetroTech at 105 Lawrence St (351 Jay St) and 111 Lawrence St are the nearest. Remember the Jay Street busway on weekdays from 7am to 7pm.
Good to know
The parking lot behind Borough Hall, at the south end of Columbus Park, is used by state court judges. It is not open to the public.
Court days run long and unpredictably. A full-day garage rate of $18 to $32, booked the night before, is cheaper than a ticket and saves you from feeding a two-hour meter between hearings. The court websites give subway directions: the 2, 3, 4, 5 and R to Borough Hall or Court St, or the A, C, F and R to Jay St–MetroTech.
Event Parking near Barclays Center
Barclays Center has no parking lot of its own, and the garages beside the arena charged $45 to $65 for an October 2026 Nets game. A MetroTech-area garage cost $17 to $25 the same night, two R-train stops away. Our full guide to parking near Barclays Center compares every nearby garage on event nights and quiet nights, plus parking for Brooklyn Paramount and BAM.
Shopping, Colleges and the Hospital
Atlantic Terminal and Atlantic Center. The Atlantic Center Mall garage is the cheapest short stay we found near the malls, at about $8 for two hours. It is also the closest garage to Barclays Center, so expect it to fill on event nights.
City Point and the Fulton Mall. For City Point, the Fulton Mall shops and the Alamo Drafthouse, look at the garages on Livingston Street, Schermerhorn Street and Smith Street. 75 Smith St and 92 Livingston St listed full-day rates of $18 and $20.
NYU Tandon, City Tech and LIU Brooklyn. Students and staff who drive several days a week should price a weekday plan. The $200 to $225 commuter plans on Schermerhorn Street beat daily rates for most class schedules.
The Brooklyn Hospital Center. The hospital sits on DeKalb Avenue on the Fort Greene side. Garages along Myrtle Avenue and Ashland Place are the nearest, and 152 Ashland Pl listed monthly parking at $450.
Hotels. The Hilton, Hampton Inn and Holiday Inn in Downtown Brooklyn sit near the same garages. Ask your hotel whether it has a garage partner rate before you book separately.
Are There City Parking Lots in Downtown Brooklyn?
No. NYC DOT runs no municipal parking lots or garages in Downtown Brooklyn, so every off-street space here is private.
The name trips people up. The city’s list includes a “Borough Hall Municipal Parking Garage,” but it is next to Queens Borough Hall in Kew Gardens, not Brooklyn’s. The nearest Brooklyn city lot is the Gowanus field on Third Avenue between 28th and 43rd Streets, about two miles south. It charges $1.50 an hour, Monday to Saturday, 7am to 10pm.
That makes Downtown Brooklyn different from Flushing, where city lots set a low price for the whole area. Here, the cheapest reliable option is a weekday garage plan.

Is street parking free on Sunday in Brooklyn?
Most New York City meters do not charge on Sundays, but some commercial blocks post Sunday hours. Other rules on the same pole, such as No Standing, still apply. Always read the meter and every sign on the block.
Can I park overnight in a Downtown Brooklyn garage?
Yes. Many garages allow overnight parking, and one-night rates run about $30 to $50. For monthly plans, check the access hours: some “24/7” plans only let you take the car out between 6am and midnight.
Where should I park for the Brooklyn courts?
Book a garage near Tillary Street, Adams Street or MetroTech, such as 169 Tillary St or One MetroTech. The lot behind Borough Hall in Columbus Park is for judges only. Avoid driving through the Jay Street busway on weekdays from 7am to 7pm.
Where should I park for Barclays Center?
The arena has no parking lot. The closest option is the Atlantic Center Mall garage, but it fills on event nights. Parking near MetroTech and taking the R train two stops is often easier and cheaper.
Does Atlantic Terminal or City Point have parking?
The Atlantic Center Mall garage serves the Atlantic Terminal area, at about $8 for two hours. For City Point and the Fulton Mall, use the garages on Livingston, Schermerhorn and Smith Streets.

How We Checked These Prices
We checked monthly and daily garage prices on a public booking site on October 7, 2026, for about 30 garages within half a mile of Jay St–MetroTech. Daily prices were for a Thursday, before booking fees. Street rules come from NYC DOT, the MTA, the New York State courts and the Brooklyn City Council office. Garage prices change often, so treat every figure as a “from” price and confirm before you sign. NYC Parkings is not a city agency or a garage operator; we pass parking requests to local operators at no cost to you.
